At Sure-Seal Pavement Maintenance, we use a high-performance, commercial-grade asphalt emulsion designed to outperform the “retail” or “oil-based” products commonly sold in hardware stores.

Solids Content
Most sealers sold at retail contain 25–35% solids (the part that actually protects your pavement). Ours contains 47–50% solids, forming a thicker, longer-lasting barrier that resists oxidation, UV damage, and surface wear.

Our high-durability commercial grade sealant is expected to last 3-4 years.
Absolutely. Avoid oil based, shiny, slippery coatings commonly marketed in Ontario. These coatings do not provide any protective value to your pavement investment. You may also want to avoid sealers sold at big-box stores which can crack prematurely and severely damage your pavement investment.
We prepare the surface by blowing the driveway with gas powered blowers. However, if there is an excessive amount of debris and/or weeds, additional cleaning may be needed for proper adherence. Some homeowners decide to pressure-wash their driveway several days in advance of application.
Late spring, summer, and early fall are generally the best seasons for Ontario homeowners to apply asphalt sealant. Ideal weather conditions are required for best results– overnight temperatures of over 10 degrees is recommended by the manufacturer.
Reapplication is recommended every 3-4 years.
Manufacturers recommend a minimum of 24 hours.
Yes! We rout and apply a commercial-grade hot rubberized crack filler before sealing for best results.
The expected durability on our premium sealer on a residential driveway is 3-4 years. Homeowners should schedule a reapplication of the driveway every 3-4 years to perpetually extend the life of the surface
Our core business is commercial parking lot maintenance including asphalt repair, paving, catch basin repairs, line marking and sealcoating.
For residential properties, we provide sealcoating services and crack sealing and minor asphalt repairs if required.
We believe in full transparency with customers– This means advising when it would be best not to sealcoat. Sometimes, a driveway is beyond sealcoating having any long-lasting benefit, in which case, we would advise you to put your money to better use and seek a full replacement.
Most residential driveways can be accurately assessed through photos, which allows us to provide a quote at no cost. However, if you prefer an in-person inspection, we charge an $85 site visit fee to cover travel and evaluation time.
If you decide to move forward and book your driveway sealing with us, the full $85 is credited back to your final invoice.
This ensures we can offer quick, accurate estimates.
We accept credit card payments only for residential services.
Once your project is scheduled, we’ll collect your credit card authorization to reserve your spot — however, your card is not charged until the work has been completed.
