Protect Your Driveway — and Keep It Looking Brand New for Years

    Why DRIVEWAY Sealcoating Matters

    Extends Pavement Life

    Improves Curb Appeal

    Saves Money

Are All sealcoats made the same?

HERE’S WHAT SETS OUR SEALER APART

    Commercial Grade Durability

    Commercial Grade Durability

Our premium sealer adheres to the asphalt and expands and contracts with temperature changes instead of cracking or peeling. Our sealant is the same grade used on commercial parking lots, airports, and municipal road– just applied with the precision your home deserves. It provides extraordinary durability in a low-traffic residential setting.

    Matte Finish

    Matte Finish

Many residential sealers have a shiny, slippery finish. Our premium sealer provides an attractive matte black finish.

    No Dilution, No Shortcuts

    No Dilution, No Shortcuts

Some contractors water down their sealer to stretch product. We never do. Every application is mixed and applied to manufacturer-specified ratios — guaranteeing full coverage and consistent performance.

    Proper Preparation & Application

    Proper Preparation & Application

Even the best sealer won’t perform well if the surface isn’t cleaned or if it’s applied too thinly or unevenly. We properly prepare every driveway and apply a consistent, full-coverage coat — hand-brushing edges and borders to keep sealer off concrete, curbs, and garage doors. The result? Sharp lines, smooth finish, no mess.

    Solids Content

    Solids Content

Most sealers sold at retail contain 25–35% solids (the part that actually protects your pavement). Ours contains 47–50% solids, forming a thicker, longer-lasting barrier that resists oxidation, UV damage, and surface wear.

    OUR SEALCOATING PROCESS

    DRIVEWAY SEALCOATING FAQ

How long does your sealcoating last?

Our high-durability commercial grade sealant is expected to last 3-4 years.

Are there sealants I should avoid?

Absolutely. Avoid oil based, shiny, slippery coatings commonly marketed in Ontario. These coatings do not provide any protective value to your pavement investment. You may also want to avoid sealers sold at big-box stores which can crack prematurely and severely damage your pavement investment.

Do you prepare the driveway by cleaning before sealcoating?

We prepare the surface by blowing the driveway with gas powered blowers. However, if there is an excessive amount of debris and/or weeds, additional cleaning may be needed for proper adherence. Some homeowners decide to pressure-wash their driveway several days in advance of application.

    When should I schedule application?

Late spring, summer, and early fall are generally the best seasons for Ontario homeowners to apply asphalt sealant. Ideal weather conditions are required for best results– overnight temperatures of over 10 degrees is recommended by the manufacturer.

Reapplication is recommended every 3-4 years.

How long should I wait after application to park on my driveway?

Manufacturers recommend a minimum of 24 hours.

    Can you fill cracks first?

Yes! We rout and apply a commercial-grade hot rubberized crack filler before sealing for best results.

    Do you offer warranty?

The expected durability on our premium sealer on a residential driveway is 3-4 years. Homeowners should schedule a reapplication of the driveway every 3-4 years to perpetually extend the life of the surface

    Do you provide other services?

Our core business is commercial parking lot maintenance including asphalt repair, paving, catch basin repairs, line marking and sealcoating.

For residential properties, we provide sealcoating services and crack sealing and minor asphalt repairs if required.

Why do we request images on our form?

We believe in full transparency with customers– This means advising when it would be best not to sealcoat. Sometimes, a driveway is beyond sealcoating having any long-lasting benefit, in which case, we would advise you to put your money to better use and seek a full replacement.

Why is there an $85 charge for a site visit?

Most residential driveways can be accurately assessed through photos, which allows us to provide a quote at no cost. However, if you prefer an in-person inspection, we charge an $85 site visit fee to cover travel and evaluation time.

If you decide to move forward and book your driveway sealing with us, the full $85 is credited back to your final invoice.

This ensures we can offer quick, accurate estimates.

    How do you accept payment?

We accept credit card payments only for residential services.
Once your project is scheduled, we’ll collect your credit card authorization to reserve your spot — however, your card is not charged until the work has been completed.

This ensures a smooth, secure payment process and allows us to complete your project efficiently without needing on-site transactions.

I had my driveway done about 4 years ago and still looks good as new. All cracks were cleaned and sealed. They’re far better than any driveway sealer I had done in the past and only lasted a short time. Well worth the extra cost.
